Hampton Lake vs. Hampton Hall: Which Bluffton, SC Community Is Right for You?
If you're considering moving to Bluffton, South Carolina, chances are you've come across two popular gated communities: Hampton Lake and Hampton Hall.
They're located near each other, both offer beautiful homes and impressive amenities, and both have that golf cart-friendly Lowcountry lifestyle so many buyers are looking for.
But here's the question I get from buyers: What's really the difference between Hampton Lake and Hampton Hall?
Let's break it down.
Hampton Lake: Waterfront Living and Resort-Style Amenities
If your ideal Saturday involves relaxing by the pool, taking a boat out on the lake, or meeting friends for a casual dinner, Hampton Lake might be calling your name.
Built around a large freshwater lake, Hampton Lake offers a lifestyle centered on the water and outdoor recreation.
One of the biggest attractions is the community's multiple swimming areas, including a lazy river and the Parkside Pool near Crystal Lake. It's easy to see why residents spend so much time enjoying the amenities.
Freshwater lake for kayaking, fishing, and boating with permitted watercraft
Sandy beach area
Backwater Bill's restaurant and Tower Bar
Fitness center and spa
Tennis and pickleball courts
Walking and biking trails
Dog park, beer garden, and outdoor gathering spaces
Gated/Security
Social events and community activities
Hampton Lake doesn't have its own golf course, which is an important distinction. However, residents who enjoy golf can explore membership opportunities at nearby clubs, including Hampton Hall, subject to availability.
Why buyers choose Hampton Lake: It's particularly appealing to people who love being on the water, spending time outdoors, and having resort-style amenities just a golf cart ride from home.
Hampton Hall: Golf and Clubhouse Living
Now, if your perfect weekend starts with a morning tee time followed by lunch at the clubhouse, Hampton Hall deserves a closer look.
Hampton Hall is a private, gated golf community featuring an 18-hole Pete Dye Signature golf course. But you don't have to be an avid golfer to enjoy living here.
The community offers a full range of social amenities, including:
Pete Dye Signature golf course and practice facilities
Indoor lap pool and outdoor swimming pool
Main clubhouse and Pete's Grill
Fitness center and group activities
Tennis, pickleball, and bocce courts
Basketball court and playground
Walking and biking trails
Social events and community activities
One thing buyers should understand is that social membership is mandatory for Hampton Hall property owners, but full golf membership is optional and carries additional costs.
Why buyers choose Hampton Hall: The combination of private golf, clubhouse dining, fitness, and organized social activities makes it especially appealing to those who enjoy an active club-centered lifestyle, whether they play golf or not.
What Both Communities Have in Common
One of my favorite things about these neighborhoods is that both embrace golf cart living.
Whether you're heading to the pool, visiting neighbors, going to the fitness center, or enjoying dinner at the clubhouse, golf carts are a popular way to get around within each community, subject to community rules.
Both neighborhoods offer gated entrances, attractive landscaping, a variety of home styles, recreational amenities, and convenient access to Bluffton shopping, restaurants, and Hilton Head Island.
And while the amenities are certainly a selling point, what I encourage buyers to consider is how they'll actually use them. Are you someone who wants to be out on the lake? Or would you rather have access to a private golf course and a traditional country club experience?
That answer often makes the decision much easier.
Hampton Lake vs. Hampton Hall: HOA Fees and Membership Costs in 2026
Amenities are important, but so is understanding what it actually costs to live in each community.
Here's a comparison of the reported 2026 fees.
Fee | Hampton Lake | Hampton Hall |
Annual HOA/social dues | $5,180 | $6,372 |
Approximate monthly equivalent | $432 | $531 |
One-time buyer fee | $15,000, capped at 3% of sale price | $35,000 social membership |
Additional closing charges | Reported $150 administration fee | $1,593 capital contribution |
Golf membership | Off-site | Optional, on-site |
Hampton Lake's community enhancement fee is particularly important to understand. Under its adopted policy, the fee is $15,000, subject to a maximum of 3% of the gross selling price.
Hampton Hall's mandatory social membership covers its HOA and social amenities. Full golf privileges require a separate membership, and some cottage or carriage homes have additional maintenance fees.
Important: All fees are provided for general information as of October 2026 and are subject to change. Additional assessments, property-specific charges, membership requirements, and closing costs may apply. Buyers should verify all fees directly with the respective community associations and review current governing documents before purchasing.
